The renovation of the building of the former Koehler factory, the founder of pharmaceutical production in Russia, has been completed in the Tagansky district of the capital. The restoration area amounted to more than 830 square meters, said Sergey Kuznetsov, chief architect of Moscow, First Deputy Chairman of the Moscow Architecture Department.

“The facades with an area of 830 square meters are an object of cultural heritage. The buildings of the period of the industrial revolution of the 1880s – early 1900s occupy a special place among the objects of cultural heritage: the restoration of samples of red brick architecture is of crucial importance in the restoration of historical buildings of that era,” said Sergey Kuznetsov.

The redevelopment of all sites of the former Semashko Moschimpharmparaty enterprise is carried out by the fee-developer of the project, the BCL Real Estate company.

In addition to recreating the exterior appearance of the walls, the builders reconstructed the brickwork inside the building, window openings that had previously been partially laid, updated the roof, floor, and finished the premises. The heating, electricity, and ventilation systems have been completely replaced.

“Restoration of cultural heritage buildings is always a difficult task for developers. They are often in a deplorable state, and their restoration is a labor–intensive and expensive process. The city is interested in adapting former industrial zones to new functions, such as offices, catering facilities, and the creation of integrated art clusters. Therefore, more and more spaces in Moscow and other megacities have been actively implementing this trend for more than 20 years,” said Mikhail Lomtadze, CEO of the developer company.

Buildings are objects of cultural heritage, are under the control of the Department of Cultural Heritage of the city of Moscow and actions for their restoration are carried out strictly within the framework of Federal Legislation No. 73-FZ.
